Deferred maintenance
Roof, foundation, fire or water damage, code violations, a full gut. We price the house where it stands and handle the work after closing.
Private real estate investment
No repairs, no cleanouts, no showings, no agent commissions. Send us the address and we'll come back with a straightforward number and the terms behind it.
Takes about a minute. We'll follow up the same business day.
What we buy
Most of what we buy has a reason it can't go on the market — a repair bill, a deadline, a tenant, a probate case. Those are the situations we're built for.
Roof, foundation, fire or water damage, code violations, a full gut. We price the house where it stands and handle the work after closing.
Job relocation, a pending foreclosure date, a divorce settlement, or a second mortgage you're carrying. We work backward from your date.
An estate property across the country, multiple heirs who want out, liens or back taxes attached. We're used to messy title and slow courts.
Non-paying tenants, an eviction mid-stream, or a rental you've stopped wanting to manage. You don't have to deliver it vacant.
On market for months, financing fell through twice, buyers walking after inspection. Our offers aren't contingent on a retail buyer's mortgage approval.
Infill lots, unbuildable parcels, land you're paying taxes on and never visiting. Small acreage and odd shapes are fine.
How it works
This is the whole process. There's no listing period, no open houses, and no repair negotiation at the end.
Use the form or call. We ask a few questions about condition, occupancy, and what you're trying to accomplish — then we pull the property records ourselves.
Usually within 24 hours. We walk you through how we got to the number, what we're assuming about repairs, and what we'd need to verify at a walkthrough. Ask us anything about it.
You choose the date. A licensed title company or closing attorney handles the paperwork and disburses your funds. We cover the standard seller closing costs identified in the purchase agreement.
Honest comparison
A retail listing usually produces a higher gross price. We're the better answer when speed, certainty, or condition matter more than squeezing out the last dollar — and we'll tell you when listing is the smarter move for you.
| Land Capital Acquisitions | Traditional listing | |
|---|---|---|
| Time to close | Typically 15 to 45 days, on your chosen date | 60 to 90+ days after an accepted offer |
| Repairs | None — we buy as-is | Pre-list repairs plus post-inspection credits |
| Commissions | None | Typically 5–6% of the sale price |
| Closing costs | We cover the standard seller costs named in the agreement | Usually 1–3%, paid by you |
| Showings | One walkthrough | Ongoing showings and open houses |
| Financing risk | Not contingent on a retail buyer's mortgage or appraisal | Deals fall through when buyer financing dies |
| Gross price | Below retail, reflecting condition and speed | Higher gross, minus fees, repairs, and carrying costs |
For investors
We source off-market residential deals and pass along the ones that don't fit our own hold criteria. If you're an active buyer, tell us your box and we'll only send what matches.
Fix-and-flip, buy-and-hold, and BRRRR buyers all welcome. Proof of funds requested before we release addresses.
Who you're dealing with
Land Capital Acquisitions is a private real estate investment company. We buy residential property directly from owners and bring it back to productive use — some we renovate and resell, some we hold, and some we place with a vetted partner in our network who takes the project on. Which route a house takes depends on the house.
Because we're small, there's no call center and no lead handoff. The person who prices your house is the person who answers the phone and shows up to the walkthrough — and who tells you plainly how the deal is structured before you sign anything.
"We'd rather tell you a listing is the better move than talk you into a number you'll regret."
Every offer comes with the math behind it — the after-repair value we're using, the repair budget we've assumed, and the costs we're carrying. If the numbers don't work for you, nothing happens. That's the whole risk of calling us.
Next step
One address, one conversation, no obligation. If the offer doesn't fit, we'll tell you what we'd do in your position.
